How we manage your property purchase

A purchase is not complete when a property is found. It is complete when ownership is registered, the handover is organised and nothing essential has been left between professionals.

Consultation privée

We establish the purpose of the purchase, preferred locations, budget, financing, timing and non-negotiable requirements. This protects the search from becoming a stream of attractive but irrelevant listings.

Curated property search

We build a focused shortlist across public, private and off-market opportunities. Each property is assessed against the brief, location, condition, asking price and practical use.

Initial verification

Before a significant commitment, the registered owner and existing charges should be reviewed through the Land Registry. The legal team also checks the relationship between registry, cadastre and the physical property.

Reservation and arras

The offer, reservation and arras must reflect the real agreement: price, deadlines, financing conditions, treatment of charges and the consequences if either party withdraws. A generic template should not replace legal review.

Legal and financial coordination

We keep the lawyer, bank or mortgage broker, translator, notary, seller and buyer aligned. The role is coordination: legal and tax advice remains with the qualified independent professional.

Notary and completion

Before the escritura, funds, mortgage approval, identity documents and the removal or cancellation of charges must be synchronised. The notary formalises the transaction but does not replace independent due diligence.

Taxes, registration and handover

After completion, taxes are filed and the deed is submitted to the Property Registry. We continue through registration, transfer of keys, utilities, insurance and practical aftercare.
