The deed is submitted to the Property Registry after taxes are handled. The registered title provides public protection and should be tracked until the completed registration is available.
Utilities and direct debits
Electricity, water, internet and other services are transferred or activated, with payment instructions and meter information recorded.
IBI and community
The owner should understand municipal property tax, community fees, meeting notices, budgets and any approved or expected special assessments.
Insurance and security
Building and contents cover, alarms, access management and keyholding should be arranged according to how often the home will be occupied.
Tax administration
Non-resident owners may have annual filing obligations even when a property is not rented. A Spanish tax adviser can manage the appropriate declarations.
Renovation, furnishing and management
Aftercare may include architects, contractors, interiors, maintenance, cleaning, gardening, pool care, rental management and preparation before each stay.
